A TOTAL of 12 flood warnings have been issued for areas of the Scottish Borders this morning.

Melting snow and persistent rain has led to many water courses breaking their banks.

Near to Selkirk both the Yarrow and Ettrick valleys are at risk of flooding throughout this morning.

And residents in lower lying properties around Lindean have also been warned of potential problems.

Both the Ettrick and Yarrow are expected to peak at around 9am.

Householders in at-risk areas near the Tweed in Peebles have been advised to take precautions, with the nearest sandbag store at the town's fire station.

The Tweed isn't expected to peak until closer to lunchtime.

Areas at risk include Whitestone Park, the Peebles Swimming Pool area, Tweed Avenue, and the Walker's Haugh area.

The Lyne Water above Peebles is also causing concern with motorists advised to avoid the B7056 around Halmyre Mains.

Householders in low-lying areas are reminded that the nearest sandbag store is at Newlands Primary School.

Flood warnings are also in place for properties near to the Tweed between Drumzelier and Dawyck as well as between Dawyck and Lyne Ford.

The areas most at risk are around Rachan Mill, Rachan Home Farm, Place Farm, Drumelzier Place, Wester Dawyck, Easter Happrew and Altarstone.

Extensive flooding of the access roads at Rachan Home Farm and Drumelzier Place is also likely.

And standing water on the B712 is causing further problems.

Low-lying properties along the Tweed between Tweedbank and Kelso have also been alerted to potential flood risk.

Flooding is expected on Annay Road in Melrose and there is a risk of flooding to Melrose Garden Centre.

Residents are reminded that the nearest sandbag stores are at the fire stations in Galashiels and Kelso.

Residents in Hawick's Teviot Road, Teviot Crescent and Laidlaw Terrace have been warned of potential flooding this morning as the Teviot continues to rise.

Motorists are also being warned that road flooding is expected at Teviot Road and Mansfield Road.

And flooding is also possible along both sides of the river downstream of the cauld, including Upper Common Haugh and St Georges Lane.

Properties in Jedburgh are also at risk, especially in along Pleasance, downstream of Bridge Street and around the fire station.

There is also a risk of flooding within Bankend Industrial Estate, within Bongate and the on the right bank at the town's caravan park.

Riverside Caravan Park, near Denholm, is also at risk as well as other low-lying areas close to the Teviot.
